Readers should note that deed-recorded consideration figures for mortgage instruments -- where a lender or loan servicer is named as a party -- do not represent a property's open-market sale price. With only seven entries disclosing amounts and a substantial portion of the dataset attributable to financing activity, the figures above describe recorded deed considerations, not a standalone picture of Cheshire's residential sales market.

TOP SALES The five highest consideration amounts in the dataset:

268 Devonshire Dr. recorded a $414,000 consideration on June 15, with Jes W. Witto and Tiffany M. Witto as grantors and Greylock Federal Credit Union as grantee. A separate entry for the same property and grantors, referencing Deed Book 1920, Page 462, was also recorded that date with no consideration disclosed.

18 West Mountain Rd. carried a $314,100 consideration on June 17, with Robert H. Rindell as grantor and Greylock Federal Credit Union as grantee. A second entry for the same address and grantor, referencing Deed Book 1920, Page 664, was also recorded that date with no consideration disclosed.

223 Lake Shore Dr. recorded a $170,000 consideration on June 18, with the Lennek Turner Family Revocable Trust and Donna L. Turner as trustee named as grantors and MountainOne Bank as grantee. A trustees certificate for the same property was also recorded that date with no consideration disclosed.

A transfer with a $165,000 consideration was recorded June 22, with Mark F. Warner as grantor and Shayne Cahalan as grantee. No street address appeared in the deed record.

92 Devonshire Dr. recorded a $75,000 consideration on June 17, with Gary P. Munson Sr. and Diane L. Munson listed as grantors. No grantee was listed in the deed entry.

NEIGHBORHOOD BREAKDOWN Devonshire Drive is the only street with more than one distinct address in the dataset: 92 Devonshire Dr. ($75,000 consideration) and 268 Devonshire Dr. ($414,000 consideration) both appear, though the parties and recorded dates differ. West Mountain Road also generated two entries, but both reference the same property -- 18 West Mountain Rd. -- recorded on the same date by the same grantor, consistent with a deed and an associated financing instrument filed together.
