Cheshire deed filings show wide price gap between disclosed sales

Cheshire recorded 16 property transfers between Aug. 7 and Sept. 5, but only six listed a sale price, ranging from $30,000 to $340,000 with a median of $90,000. The month's top recorded sale was 47 Ingalls Rd at $340,000, sold by Glenn and Patricia Rosse to trustees Alfred and Amy Gelinas on Aug. 11. Close behind was a $336,000 sale at 186 Willow Cove Rd to Greylock Federal Credit Union. Banks or credit unions appeared as buyers in five transfers, and Willow Cove Road, Notch Road, Outlook Avenue, Richmond Hill Road and Brough Road each saw two or more recorded transfers. With price disclosed in only 6 of 16 filings, the data offers a partial view of local market activity this period.
